Building Defect Reports / Builder's Liability Report
A building defects report identifies and addresses structural building defects typically within the statutory liability period. The purpose of this report is for builders to rectify defects or poor workmanship so that the owners aren’t responsible for funding the rectifications.
MOST COMMON BUILDING DEFECTS IN RESIDENTIAL AND COMMERCIAL PROPERTIES
Defects in construction are common and for the most part, expected. With multiple trades on site at any given time, companies using apprentice employees, varying weather conditions and a large range of materials, it is not surprising that defects present themselves within the first 1 – 6 years of occupancy. - Cracking to internal or external structures
- Water ingress
- Defective building facades
- Defective waterproofing
- Defective roof coverings

It is VITAL that you obtain an independent and comprehensive report by a qualified professional to report on any defects within the statutory limitation period. In the current economic climate, it has been increasingly important to schedule these inspections within one to three years of completion to reduce the risk of builders going into liquidation.
The PRocess

A BA7 notice of completion will be issued.

Inspection scheduled, leaving enough time to liaise with the builder before the liability period expires.

A qualified BCI WA inspector attends your property, providing you with an independent report.

Report submitted to the builder for response on their intentions to rectify defects noted in the report.

This process is logged (on BCI WA report) for warranty purposes until defects are rectified.

In cases where amicable solutions aren’t agreed upon, a lodgement of a Formal Building Complaint will be issued to the builder.

If the value of works exceeds $100k it must be referred to the State Administration Tribunal for determination.
